Flat Roof Maintenance Checklist: Make Your Roof Last

A flat roof is easy to forget about, right up until it leaks. A little regular attention goes a long way: it catches small problems while they’re cheap to fix and helps protect the manufacturer guarantee, which often requires upkeep. Here’s a straightforward checklist for homeowners and building managers across Doncaster and South Yorkshire.

Check two or three times a year

You don’t need to climb on the roof. Most issues are visible from a window above, a ladder at the edge or a quick look at the ceilings below. Aim for a check in autumn, in spring and after any major storm.

What to look for

  • Blocked outlets and gutters. Leaves, moss and silt stop water draining and cause it to pond. Clearing them is the single most valuable job you can do. See our guide to ponding water.
  • Standing water. Pools that linger more than a day or two point to drainage or falls problems.
  • Splits, cracks or blisters. Common on ageing felt, and on GRP fibreglass, where the rigid surface can craze and crack. A sign the covering is near the end of its life.
  • Lifting seams and bonded details. This is the weak point on EPDM rubber, where adhesive joints can peel as they age. On a welded single ply roof there’s no glue to fail, but it’s still worth a look around upstands and outlets.
  • Damaged flashings. Loose or corroded metal flashings let water track behind them.
  • Internal signs. Damp patches, staining or a musty smell on the ceiling below often show up before you see anything on the roof itself.

Why the system you have changes the checklist

What you’re looking for depends on what’s up there. An old felt roof is about splits and tired laps. A GRP roof is about cracks and crazing in a rigid shell. An EPDM roof is about adhesive seams and bonded details working loose. Don’t ignore the early warnings

A small split, a hairline crack or a blocked outlet is a quick, low-cost fix. Left alone, the same problem lets water into the deck and insulation, and a cheap repair becomes a full replacement.
