7 Signs Your Flat Roof Needs Replacing

A flat roof rarely fails overnight. Usually there are warning signs for months or years before water finally finds its way inside. Spot them early and you can often plan a replacement on your terms, rather than scrambling after a ceiling comes down. Here are seven signs to watch for.

1. Persistent or recurring leaks

The obvious one. A single leak might be a simple repair, but if you’re patching the same roof again and again, the covering has usually reached the end of its life and is failing faster than you can fix it.

2. Ponding water

3. Blisters, cracks and splits

On felt roofs especially, look for bubbling, cracking or brittle areas. These are weak points where water will eventually get through. GRP fibreglass shows its age differently, with crazing and hairline cracks, but the result is the same.

4. Damp patches or staining inside

Brown stains on ceilings, peeling paint or a musty smell often mean water is already getting in, even if you can’t see an obvious drip. Water travels along the deck before it shows, so the damp patch is rarely directly below the fault.

5. The roof is simply old

If your flat roof is felt and over 15 years old, it’s living on borrowed time. Knowing its age, and what it’s likely to do next, helps you plan ahead rather than react to a failure mid-winter.

6. Failed seams, flashings or upstands

The joins, edges and junctions around a flat roof are where leaks usually start. Lifting laps, cracked flashings or pulled-away upstands are all signs the roof needs attention. On felt and EPDM these bonded details are the first thing to go.

7. Moss, debris and blocked outlets

Heavy moss growth and blocked outlets trap moisture and stop the roof draining. Left unchecked, they hold water on the surface and accelerate the decline of the whole covering.
