New Flat Roofs & Flat Roof Replacement

When a flat roof has reached the end of its life, a replacement done properly should be the last one you think about for decades. We strip back to a sound deck, upgrade the insulation to a warm roof, set the falls to clear water, and finish with a hot-air welded single ply or seamless liquid system, all backed by a manufacturer guarantee.

Signs your flat roof needs replacing

A flat roof can be repaired many times, but there comes a point where repairs are throwing good money after bad. The tell-tale signs are usually a combination: water ponding in dips long after rain, widespread splitting, blistering or bubbling, repeated leaks in different spots, and damp or staining appearing inside.

Age matters too. Old felt and asphalt roofs that are past 15 to 20 years old, especially if they have never had a proper warm-roof build-up, are often better replaced than patched. We give you an honest assessment at the survey, including how much life a repair might realistically buy.

What a full flat roof replacement involves

A proper replacement is more than a new covering. We strip the old roof back to the deck so we can see and make good the structure beneath, which is often where hidden damage is found. We then build the roof up as a warm roof: a vapour control layer, insulation to meet current Building Regulations, and the new waterproof membrane on top.

Crucially, we set the falls so water runs to the outlets instead of sitting on the roof, and we renew outlets, trims and detailing rather than reusing tired components. The result is a roof that performs as a complete system, not just a fresh skin over old problems.

Single ply or liquid: the right new roof for you

For most replacements, a hot-air welded single ply membrane is the long-life, best-value choice. Where a roof is small, heavily detailed, or has a lot of penetrations and awkward shapes, a cold-applied liquid system can be the better fit, curing into a seamless layer that follows every detail.

We are not tied to one answer. We specify whichever system suits your roof, its access and your budget, and explain the trade-offs clearly so you can decide with confidence.

Frequently asked questions

Should I repair or replace my flat roof?

If the roof is leaking in several places, ponding, splitting and past 15 to 20 years old, replacement is usually the better value. If the problem is localised, a repair may buy useful years. We give an honest view at the survey.

Does a new flat roof need building regulations?

Replacing a significant area of flat roof triggers building regulations for thermal performance, which usually means upgrading the insulation to a warm roof. We design the build-up to comply.

How long does a flat roof replacement take?

A typical domestic replacement is completed in a few days, weather permitting. Larger or commercial roofs take longer and are programmed in advance.

How long will a new flat roof last?

A correctly installed single ply or liquid roof has a realistic service life of 25 to 35 years and carries a manufacturer guarantee of 20 years or more.

Can you replace the roof without disturbing the rooms below?

In most cases yes. We work from above and keep the roof watertight at each stage, so disruption inside is kept to a minimum.
