Commercial Flat Roof Refurbishment: Repair, Overlay or Replace?
A failing commercial flat roof is a headache: disruption to the business below, water finding its way to stock and equipment, and the nagging question of how much it’s going to cost. The good news is you usually have more than one option. Here’s how to weigh them up, and why single ply is the system we fit on commercial roofs across Doncaster.
First, find out what’s really going on
Before any decision, the roof needs a proper survey. Where are the leaks, how far has water got into the deck and insulation, and how much life is left in the covering? For hidden or hard-to-trace leaks we use electronic leak detection, which pinpoints breaches to within centimetres and gives you a written report rather than guesswork.
Your three broad options
- Repair. If the membrane is largely sound and the problem is localised, a targeted repair restores the seal and buys years of life. The most cost-effective route when it’s genuinely appropriate.
- Overlay. Where the existing deck and insulation are sound and dry, a new single ply membrane can sometimes be installed over the top, saving time and avoiding a full strip. It isn’t always possible, but when it is, it reduces disruption and cost.
- Full replacement. Where water has reached the deck and insulation, or the covering is at the end of its life, stripping back lets us check the structure, upgrade insulation to current standards and guarantee the whole build-up.
Why single ply, not EPDM or GRP, on a commercial roof
Commercial roofs tend to be large, with plenty of plant, outlets and detailing. That’s precisely where the alternatives struggle and single ply shines:
- Versus EPDM: across a big roof, EPDM means a lot of adhesive seams and bonded details, and adhesive is what ages and fails. Welded single ply seams are continuous and far more reliable at scale.
- Versus GRP: GRP is rigid and weather-dependent to lay, which is awkward on large commercial decks that move and can’t wait for a dry spell. Single ply stays flexible and welds in variable conditions.
It’s no accident that welded single ply is the standard on modern commercial buildings.
How to decide
The right answer comes down to the condition of the deck and insulation, the age of the covering, how much disruption the business can take, and the budget. An overlay that traps a wet deck is a false economy; a full strip on a sound roof is money you didn’t need to spend. We’ll give you an honest recommendation, with a clear written quote, rather than defaulting to the biggest job.

Frequently asked questions
Should I repair, overlay or replace my commercial flat roof?
It depends on the condition of the deck and insulation and the age of the covering. A localised repair suits a largely sound roof; an overlay can work where the deck and insulation are sound and dry; a full replacement is right where water has reached the structure. We survey first and recommend honestly rather than defaulting to the biggest job.
Why is single ply the standard for commercial flat roofs?
Commercial decks are large and often complex, and single ply suits them: it is light, goes down fast and welds into one continuous skin with very few joints. EPDM relies on adhesive seams across all that area, and GRP is rigid and weather-dependent to lay, so single ply is the more reliable choice at scale.
Can you re-roof a commercial building without closing it?
Usually, yes. We plan the work around your operation with safety-led, certified teams, and single ply installs quickly with welded, watertight seams, which keeps disruption to a minimum.
Do you carry out commercial roofing in Doncaster?
Yes. We refurbish and replace commercial flat roofs across Doncaster, Rotherham, Barnsley and the surrounding South Yorkshire area, from shops and offices to industrial units.
