The Best Flat Roof for a Garage

Garage roofs are one of the most common flat roofing jobs we do across Doncaster, and for good reason. Most garages were finished with cheap felt that’s now well past its best: cracked, blistered and letting water in. If you’re looking to replace one, here’s how the options stack up, and why one of them wins clearly.

What’s usually up there

The typical garage roof is built-up felt, often decades old. Felt has a short life and fails at the seams and laps, so once one part goes, the rest usually isn’t far behind. Patching tired felt rarely buys much time.

Your options, and their drawbacks

  • New felt. Cheapest up front, but you’re fitting a short-life covering again. Fine for the tightest budget, poor on value.
  • EPDM rubber. Often pitched for garages, but it’s glued down and joined with adhesives and tapes, and those bonded seams are exactly where rubber roofs leak as they age.
  • GRP fibreglass. Hard-wearing underfoot, but rigid, so it can craze and crack as the deck moves, and it needs dry, warm weather to lay properly.
  • Single ply membrane. A welded PVC or TPO sheet that forms one continuous, joint-free skin, with a long manufacturer guarantee. Our recommendation for almost every garage.

Why single ply wins on a garage

A garage roof is exactly the kind of straightforward, exposed roof where welded seams pay off. There are no glued laps to fail like EPDM, and no brittle shell to crack like GRP. The membrane handles weather and temperature swings without going brittle, and a quote that spreads over 20-plus years of life usually works out better value than re-felting every decade.

It also tidies up the look of the building, with clean edges and proper drainage rather than a patchwork of sealant.

Outbuildings too

The same applies to workshops, sheds, porches and small outbuildings. If it’s a flat roof, welded single ply will keep it dry for the long term. We handle these as part of our flat roof replacement work across Doncaster, Rotherham, Barnsley and the surrounding villages, including suburbs like Bessacarr, Bentley and Sprotbrough.

Frequently asked questions

What is the best covering for a garage flat roof?

A welded single ply membrane. A garage roof is exactly the kind of straightforward, exposed roof where welded seams pay off: there are no adhesive laps to fail like EPDM, no rigid shell to crack like GRP, and no short-life felt to redo in a decade. It carries a long manufacturer guarantee too.

Is single ply better than felt or EPDM for a garage?

Yes. Felt is cheap but short-lived. EPDM relies on glued joints that age and are the usual leak point. Single ply welds into one continuous skin with nothing to peel, so on a typical garage it lasts longer and needs less attention.

How much does a new single ply garage roof cost?

It depends on the size, the state of the deck and access, so we give a fixed written quote after a free survey. Spread over 20-plus years of life, single ply usually works out better value than re-felting every decade.

Do you replace garage roofs in Doncaster?
